I am in the process of selling my house and the old sonos system will stay with the house. I have applied for upgrade credits on all devices, but not sure exactly what I will need to buy for the new house yet. Will my upgrade credits be retained in my account after transferring ownership of the legacy devices to the new owner, or do I need to use them before I transfer ownership?

If you apply the Upgrade credits beforehand then you're good and they'll stay with your account.
