sonos Beam plus 2 Ones with a projector

Hi,
I am considering a sonos setup for a home theatre.
I don’t have a tv, but a laptop that I connect to a projector. They do not have hdmi arc or optical connections.
I was thinking of connecting the laptop through hdmi to an extraxtor such as: https://www.amazon.de/Tendak-Extractor-Splitter-Stereo-Audio-Converter-HDMI-Audio/dp/B07F7343FV
That would give me an optical connection (spdif out) to sonos beam and another hdmi out to projector.
Would that work for a sonos beam setup? Any possible concerns?

On top of the beam I wanted to connect 2 Ones for a surround sound. As they only have airplay I am concerned about possible latency issue - audio lag vs video. Would that work without a lag? If I try now with only one One and a laptop movie there is a huge video/audio lag.

What kind of projector doesn't have optical output? Are you supposed to just use the crappy built-in speakers?
